1WHAT IS THE NYCEEC efficienSEE™ CALCULATOR?

The NYCEEC efficienSEE™ Calculator provides building owners and property managers with a high quality, rapid projection of energy savings associated with cost effective energy efficiency measures, generally a seven year payback or less.

The efficienSEE™ Calculator was developed in partnership with Steven Winter Associates and with assistance from WegoWise and Michael Blasnik Associates.

2 HOW DOES THE NYCEEC efficienSEE™ CALCULATOR WORK?

The efficienSEE™ Calculator uses owner-generated reports submitted under New York City’s energy benchmarking regulation (Local Law 84 of 2009).   Each building is grouped with comparable New York City buildings based on age, height and affordability status – factors that the data has demonstrated are statistically relevant in more precisely determining the optimal energy use profile of a given building. A building’s projected energy savings is then calculated relative to its peers based on data reflecting the performance of cost effective savings measures using actual historical savings data on similar buildings provided by NYSERDA. The current version uses data from 2012. NYCEEC and our partners are in the process of updating the tool with the latest available data.

3WHY WAS THE NYCEEC efficienSEE™ CALCULATOR CREATED AND HOW DOES IT BENEFIT ME?

In 2009, the City of New York passed the Greener, Greater Buildings Plan (GGBP), a suite of initiatives to improve existing buildings’ efficiency and reduce the NYC’s carbon footprint. As a result of GGBP, the City has amassed a first-of-its-kind, large data set of building information under Local Law 84: Benchmarking and Local Law 87: Audits & Retro-commissioning. This provides New York City with the unique opportunity to help building owners and property managers improve their building performance, save money and reduce greenhouse gases. This data is publicly available to anyone, but the raw data doesn’t mean much to most people.

Under a partnership with the City of New York, NYCEEC has translated and analyzed this data through a proprietary algorithm, jointly developed with Steven Winters Associates, to generate useful, actionable information for building owners and property managers.

efficienSEE™ is meant to be a useful tool for building owners and property managers to get a quick look into their building’s “low-hanging fruit” cost savings for fuel and electricity usage, in addition to cogeneration potential.

4WHO IS NYCEEC AND HOW DID YOU GET MY BUILDING INFORMATION?

We are a local non-profit dedicated to financing clean energy projects in New York City. Under an agreement with the City of New York for educational and outreach purposes to benefit the public, we receive the owner-generated reports submitted under Local Law 84: Benchmarking. We have analyzed this data and created this tool to educate the public on the benefits of energy efficiency and clean energy.

5ARE THE RESULTS CUSTOMIZED FOR MY SPECIFIC BUILDING?

Yes! Each savings projection is customized for a specific, real building depending on key attributes of that building, such as building vintage, building size and affordability status. Results are based on owner-generated reports submitted under New York City’s Local Law 84: Benchmarking regulation.

6WHAT BUILDING TYPES CAN THE efficienSEE™ CALCULATOR BE USED FOR?

Currently, the efficienSEE™ Calculator can be used for multifamily buildings in New York City that are over 50,000 square feet in size. NYCEEC is working to expand the tool to include commercial buildings. If you have a different building type, contact us and we’ll see how we can help you!

7WHEN WILL THE BUILDING INFORMATION BE UPDATED?

The current information is based on Local Law 84: Benchmarking data submitted in 2012. As the City of New York releases new public data, NYCEEC expects to be continually updating the information.

WHAT DOES MY PERCENTILE MEAN?

Your percentile is your relative ranking for projected cost savings within your comparison group of similar buildings, which is based on building age, building size, and affordability status. The higher the percentile, the more potential your building has – relative to its peers – to achieve cost savings.

ACCORDING TO efficienSEE™, MY BUILDING IS FAIRLY EFFICIENT, BUT I’M INTERESTED IN SAVING MORE MONEY. HOW DO I ACHIEVE GREATER SAVINGS?

First off, congratulations! And kudos to wanting to save more money! We can help you identify greater cost savings. When Roosevelt Landings first came to us, they had already completed NYSERDA’s Multifamily Performance Program and achieved [30%] energy savings. There were more savings to be had. We helped Roosevelt Landings prioritize their upgrades and save even more money.

10I TRIED THE CALCULATOR, BUT I DIDN’T GET A RESULT. HOW DO I GET MY RESULTS?

It looks like your building was not in our original dataset of owner-generated reports submitted in 2012 for Local Law 84: Benchmarking. Not to worry though, we may still be able to calculate your efficienSEE™ number with some information from you. Contact us and we’ll do our best help you.

11CAN THIS REPLACE AN ENERGY AUDIT?

Think of efficienSEE™ as a quick peek into your potential cost savings based on your specific building attributes but it can’t tell you how to save the energy. efficienSEE™ does not replace an energy audit, which is a more customized and in-depth check-up of your building. However, efficienSEE™ can be used as an approximate proxy and substantiation of your energy audit results.

12WHY ARE MY COST SAVINGS SPLIT BETWEEN FUEL AND ELECTRIC?

Generally speaking, a building can achieve energy efficiency cost savings in two areas: its electricity usage and fuel usage. We wanted to provide you with more granularity into your cost savings areas, so you have a better idea of where to focus your efforts.

WHY ARE MY COST SAVINGS MORE SKEWED TOWARDS THE FUEL SIDE?

A recent study by Living Cities and Deutsche Bank Americas Foundation, “Recognizing the Benefits of Energy Efficiency”, found that multifamily buildings can achieve greater cost savings on the fuel side. This happens because, for the common areas, buildings generally have much higher fuel use intensity than electric use intensity.

WHAT IS COGENERATION AND WHAT MAKES A GOOD CANDIDATE?

Cogeneration (or cogen) is the simultaneous production of electricity and heat, usually from burning natural gas. Cogen provides high-quality on-site generation of electrical and/or mechanical power and the waste heat is recovered for heating, cooling, dehumidification or other process applications. Cogen can save buildings considerable money because of its high efficiency and hedge against unstable energy costs. In addition, cogen can improve a building’s resiliency by providing electricity and hot water during outages.

Cogeneration is generally a cost effective and viable measure for large buildings over 200,000 square feet that are master metered.

NYCEEC has financed many cogeneration deals, including the Millennium Broadway and Millenium Hilton hotels, which are projected to save 17% and 34% in energy use, respectively.

THE NYCEEC efficienSEE™ CALCULATOR ESTIMATES MY COST SAVINGS BASED ON COST EFFECTIVE EFFICIENCY MEASURES. WHAT DOES “COST EFFECTIVE” MEAN AND WHAT DOES IT INCLUDE?

Cost effective generally means “low hanging fruit” improvements with a seven year simple payback or less. This includes measures such as heating controls, thermostatic valves, and insulation. Water saving measures have not been included in this current version of the efficienSEE™ Calculator, but we’re working on it for the next version.

HOW IS THE CALCULATOR DIFFERENT FROM OTHER ONLINE TOOLS?

What sets the efficienSEE™ Calculator apart is that each savings projection is customized for a specific, real building depending on key attributes of that building. Projected energy savings are NOT based on a generic assumption or percentage. Importantly, savings are shown in terms of estimates on dollars saved, energy reduced, and greenhouse gas eliminated.  The efficienSEE™ Calculator has the capability to break out savings between fuel and electric measures, so the user can better see where cost savings can be found. In addition, the efficienSEE™ Calculator generates cost savings estimates for cogeneration, for those buildings where cogeneration is a cost effective and viable measure.
