Echelon Studios – Bushwick, a 355,000- square-foot film and television production facility in Brooklyn, marks the first new construction transaction, a significant expansion of the New York City C-PACE Program. Closed in September 2025, the project utilized approximately $88 million in financing from CounterpointeSRE as part of a larger capital stack, representing one of the first and largest applications of the program for ground-up development in New York City.
Designed as an all-electric, ultra-low energy facility, the project includes six soundstages and incorporates features such as rooftop solar generation and high-efficiency systems to reduce emissions and ensure Local Law 97 compliance through 2050. The project is expected to result in over $400,000 in annual energy cost savings as compared to an energy code compliant building. More broadly, the transaction demonstrates how C-PACE can be leveraged to finance complex, sustainability focused developments while supporting the continued growth of New York City’s film and media industry.
