NYCEEC provided a $4,400,000 Predevelopment Loan to support the development of Building B, one of six buildings in the new Gowanus Green project. Gowanus Green is a 100% affordable housing project being co-developed by Gowanus Green Partners, a joint venture between The Bluestone Organization, Fifth Avenue Committee, The Hudson Companies, Jonathan Rose Companies, and Mega Group Development in the Gowanus neighborhood of Brooklyn. The Hudson Companies is the lead developer for Building B. A former manufactured gas plant, Gowanus Green will be a sustainable mixed-use community featuring six new buildings with a total of 955 units of 100% affordable housing, 28,000 square feet of retail and community space, an 80,000 square foot site for a public school across from a 1.5-acre public park, and newly built extensions of Luquer Street and Hoyt Street. Gowanus Green will employ stormwater management strategies such as permeable paving, bioswales, and rainwater harvesting to reduce sewer overflows, along with native landscaping to enrich green spaces, conserve water and maintain the health of the Gowanus Canal. The NYCEEC loan will fund early-stage architectural, engineering, and sustainability consulting services. Gowanus Green will pursue a range of energy, sustainability, and health focused initiatives at both the building and site levels. Building B will incorporate an all-electric design and target certifications including Passive House (PHIUS+ 2021), Enterprise Green Communities 2020 (with the NYC Overlay), and NYC Energy Conservation Code. Key features include high-performance insulation, efficient HVAC systems, solar panels, and low-VOC (Volatile Organic Compound) materials to reduce energy use and emissions.

The Project
Gowanus Green is a result of the New York City Department of Housing Preservation and Development partnering with non-profit and for-profit developers on a project that aims to serve as a model for future developments, demonstrating how affordable housing can drive economic activity, mitigate environmental impacts, and promote a more resilient built environment. The development of Building B is expected to support the creation of approximately 150 construction jobs. The $4,400,000 Predevelopment Loan will support the critical predevelopment work for Building B of the Gowanus Green project. Building B is expected to include 300 affordable units, with 45 units reserved for formerly homeless households and the rest serving households with income ranging from 40% to 90% of AMI. This is the second project developed by the Hudson Companies that NYCEEC has financed.
